Tony Parker’s Texas mansion has disappeared from public property listings, months after its asking price fell from $20 million to $11 million. The former Spurs star’s estate in Boerne, Texas, appears to be off the market, though it does not necessarily appear to have been sold. The Zillow entry for the property now gives its price as “unknown”, and an outdated Berkshire Hathaway listing was pulled in September 2026. According to Mansion Global, the 53-acre estate, which includes a private water park, was then asking $11 million, down from $20 million the previous summer.
Why did Parker’s Texas mansion price fall from $20 million to $11 million
Parker’s Texas estate was then asking $11 million. It described this as $9 million less than the $20 million listing price from the previous summer. In that period, Nicholas worked with Twitch streamer Kai Cenat to market the property on Cenat’s YouTube channel. According to MySanAntonio, a local San Antonio publication, the price reached $20 million after an influencer-led streaming campaign with Cenat in July 2025, which was spearheaded by Nicholas. Nicholas relisted the home at the new price the week before the article. He said the influencer marketing had put the property at top dollar, and that the market would always respond to what buyers believe a property is worth. According to Mansion Global, he hoped the lower price would attract buyers and create a bidding war over the following month. MySA, however, states that the estate was last listed for $11 million in July 2026.
What features make Parker’s mansion a 53-acre luxury estate
Parker built the estate in 2009 while playing for the San Antonio Spurs. It covers 53 acres in Boerne, about 30 minutes from San Antonio, and sits within a gated community. The main house is a Mediterranean-style mansion of more than 13,000 square feet with six bedrooms, five full bathrooms and four half-baths, and the listing also includes a four-bedroom guest house. Nicholas told the publication that buyers had made inquiries about acquiring parts of the land, but that he felt differently about dividing it: “I didn’t want to take away from this estate in any way.“The listing describes the water park as the largest private residential water park in the world, with multiple waterslides leading into different pools, grottos, a waterfall and a lazy river. Other outdoor features include a tennis court, a sand volleyball court, a greenhouse and a fruit orchard, and the back of the property is guarded by Jurassic Park-themed gates. The estate also has a sports and games complex of nearly 6,000 square feet with a basketball court, a weight room and an arcade. Parker’s collection of life-size Marvel characters, which stand along the sides of the basketball court, was to be included in the sale. MySA also notes the arcade, basketball court and private water park among the home’s features.
Why did Tony Parker’s $16.5 million Texas mansion remain unsold
The home has been on and off the market for roughly five years. It was first listed by Sotheby’s International Realty in 2021 and relisted around July 2025 by Nicholas. Mansion Global reports that Parker first tried to sell the Texas home in 2024, when he listed it for $16.5 million. At the time of its February 2026 report, Parker was 43, and the publication noted that he had spent most of his 18-season NBA career with the Spurs and played his final season for the Charlotte Hornets in 2018-19. It also described him as a four-time NBA champion. The property does not appear to have been sold. Berkshire Hathaway real estate agent Leticia Madrid told the outlet that the home may be a “pocket listing”, meaning it is no longer publicly listed for potential buyers. Mansion Global reported that Parker could not be reached for comment on the sale, and MySA said Nicholas had not responded to its request for comment.
